Montgomery County seems to be giving back a fraction of the gains from last month in terms of number of sales, but other than that, it’s all green lights heading into the spring season.
Sales volume is up 9.5%, even as the number of homes sold declined by 2.8%. This means more higher priced homes are selling, possibly due to an inventory shortage in the lower price range and fewer foreclosures on the market.
Other indicators remain strong. The median price is up 8%, the average price up 12.7%, with days on market down 3.2% to 60 days. Sellers are getting 96.4% of their original list price, a very slight improvement from last month.
