Looking at February home sale numbers for Howard County shows an interesting twist. Most indicators point to a market in swing toward sellers, and yet one indicator favors buyers.
In this corner, the seller’s view. Total sales volume is up 15.3% over last year, the average sale price is up 2.6%, and the days on market is down over 28%. More homes are selling for a higher average price, in less time. On top of that, homes are selling for nearly 96% of original list price, up 1.2% from last year.
Everything would seem to be trending the seller’s way. Except that the median sale price is down 3.6%. While the average price is up, the median price has declined. A few high-dollar sales on the top end of the market could be an answer for this skew. And while days on market is still lower than this time last year, it’s been steadily trending up since last October. That’s definitely something to keep an eye on, especially with the number of active listings up over this time last year.
